Help and FAQ: Ski Homes and Ski Areas
The ski directory
What's in the directory?
The ski area directory covers places to ski across the United States: alpine resorts, local ski areas, Nordic centers and public cross-country trails, along with indoor snow, artificial slopes, simulators, private clubs, backcountry resources and guided operations, each labeled by type. Cross-country skiing and indoor skiing have their own pages, and how the ski directory is built explains every label.
Where does directory information come from?
From each operator's or land manager's official website and from official ski and tourism associations. Every entry lists its sources and the date they were checked. Secondary sources help us discover new places, and an entry goes live only once official sources back it up.
Does "operating" mean it's open today?
"Operating seasonal business" means the place runs as a business or trail system. Whether it's open today is a separate field, and for most places it reads "Not reported." The ski area's official site has today's lifts, trails and conditions.
Is the directory complete?
It's growing state by state. The coverage ledger shows which states have been fully reviewed. If you know a place we haven't listed, submit it.
Are ski areas ranked or rated?
The directory lets each place speak through its official sources rather than through rankings, and placement can't be bought. Use the filters and the comparison tool to line places up side by side.
How do I find skiing near me?
Use the near-me option in the directory. Type a town or ZIP code, or let your browser share your location. Results are sorted by straight-line distance.
What do pass affiliations mean?
Some entries list the multi-resort passes a place belongs to, with the season each applies to (or "season not stated"). Passes vary in days, lifts and blackout dates, and terms change each season, so check the pass provider's current terms.
Is the weather on a ski area page the mountain forecast?
It's the National Weather Service forecast for the ski area's mapped base or entrance point. Summit weather, snow reports and lift status come from the ski area itself. See conditions, weather and official safety resources.
Homes near skiing
Which listings appear on Where2Ski?
Participating MyStateMLS listings that are authorized for internet display and meet our published rules. A listing qualifies when its map location is within a set straight-line distance of an approved entrance, base area or trailhead at an operating outdoor alpine or Nordic area in our directory, or when a reviewer has confirmed a ski-in, ski-out or on-property ski claim. How listings qualify for Where2Ski has the full rules.
How are distances measured?
As a straight line from the listing's map location to a ski area access point. For real travel time, use a routing app and your state's road information, and allow extra time in winter.
What does "listing-reported" mean?
The listing's own description makes that claim, such as "ski-in/ski-out" or "short walk to the lifts," and the label says so. "Reviewed" means a Where2Ski reviewer has confirmed it. For either one, confirm the details with the listing agent and in the property's documents.
Is a shuttle or a short walk the same as ski-in/ski-out?
They're four separate claims (ski-in, ski-out, short walk and shuttle), and each is labeled on its own. Ski-in, ski-out, shuttle and short walk explained walks through the differences.
Does a home near a ski area come with lift or trail access?
Trail, lift, pass, parking and membership rights come from recorded documents, association rules and the ski area's own policies, so location alone doesn't grant them. The listing agent and a real estate attorney or title company can tell you what a specific property includes.
Why don't I see a home I know is near a ski area?
A few common reasons:
- Where2Ski shows participating MyStateMLS listings authorized for internet display, which is a subset of everything for sale.
- The nearest ski area may still have only an approximate town location in our directory, pending an approved entrance, base area or trailhead.
- The listing's map location may sit beyond the qualifying distance.
- The listing may be waiting for a reviewer.
Why are there only a few results in my area?
Every result is a home that meets our ski rules, so some areas have only a handful. Try widening the area or removing a filter.
What does "not provided" mean?
The listing brokerage didn't report that detail. The listing agent can fill you in.
Can I see sold prices?
Sold prices aren't part of the MyStateMLS feed, so the site shows active listings only.
Can I book a ski rental or vacation stay?
Where2Ski lists long-term rentals where the listing data supports them. For vacation stays and short-term bookings, contact a local rental company directly.
Listing statuses
What do the statuses mean?
Statuses come straight from MyStateMLS. In general:
- Active: on the market and available to show and make offers on.
- Coming Soon: entered in the MLS but not fully on the market yet. Showing rules depend on the MLS.
- Active Under Contract: the seller has accepted an offer, but the listing is still shown and backup offers may be welcome.
- Pending: the seller has accepted an offer and the sale is moving toward closing.
Definitions vary by MLS, so ask the listing agent what a status means for a specific home.
Why did a listing disappear?
Listings leave the site when a sale closes, when the listing is withdrawn, canceled or expired, when it moves to a status the feed doesn't publish, when it's no longer authorized for internet display, or when it stops meeting our ski rules (for example, after its location is corrected). A listing that leaves the site hasn't necessarily sold. Your Saved page tells you when a saved home is no longer shown.
Saved ski areas, homes, accounts and alerts
Do I need an account?
You can browse, save ski areas and homes, and contact a listing agent without one. Without an account, saved lists stay in your browser on that device.
A free account keeps your saved lists on every device and adds saved searches and email alerts.
What's the difference between saved ski areas and saved homes?
Saved ski areas are a trip shortlist: compare up to four and take them into the ski trip planner. Saved homes are for your property search. The two lists are kept separately.
How do email alerts work?
Save a search, then choose what to hear about: new matching listings, price changes, status changes, and open houses when the listing includes them. Searches that filter on ski access can also tell you when a listing's ski-access claim changes. Pick as soon as possible, daily or weekly, or turn alerts off in your account settings. Every alert email has an unsubscribe link.
Alerts cover listings on the market, so a listing that leaves the feed doesn't trigger one (leaving the feed isn't proof of a sale). Alerts arrive by email only.
How do I get a copy of my data or delete my account?
Both are in your account settings. Deleting your account removes your saved lists, saved searches and alerts.
Contacting agents
Who receives my message?
The listing agent for that property, at the email address in the MyStateMLS roster. If no agent email is on file, it goes to the listing brokerage, and if the brokerage has no email on file either, our team forwards it there for you. The form shows the recipient before you send, and your inquiry goes to that recipient only. We don't sell it.
Can I ask about ski access?
Absolutely. Ask the listing agent how the owner gets to the skiing, and for any easements, association rules or agreements that cover access, lockers, parking or shuttles. Title, access rights, association, insurance and permitting questions are best answered by the agent and the professionals they point you to.
Can I request a tour?
Yes. Choose "Request a tour" on the property page and suggest a few times. The agent will reach out to confirm.
Why can't I send a message on some listings?
When listing updates from MyStateMLS are running behind, messages pause until we can confirm the home is still available. If the listing shows a phone number, you can call the agent in the meantime.
Addresses and maps
Why is the address hidden on some listings?
Some sellers ask that their street address stay private, and the MLS passes that request along. Those listings show the general area, and their distance to skiing reads "within 25 mi" so the exact location stays private. Some land listings also have no street address.
Why is a map pin in the wrong place?
Listing pins come from the coordinates or address in the listing data, which can be approximate for rural land and new construction. Ski area pins are labeled by precision: entrance, base area or approximate. Pins are a guide to the area, so use the operator's directions to get there, and a survey for property lines.
Reporting a problem
How do I report a wrong ski label or distance?
Use report a ski distance or ski-access issue, which is also linked from every property page. A reviewer checks the listing data and the directory and records the decision.
How do I correct a ski area entry?
Use suggest a correction, ideally with an official source. If you represent the place, you can claim it. Every change is reviewed before it appears.
How do I report an error in a listing?
Listing details come from the listing brokerage, so the listing agent can usually fix them fastest. You can also use our report form.
How do I report a problem with the site or an article?
Use the contact page. For articles, include the title and what needs correcting. See our editorial policy.
How do I report an accessibility barrier?
Use the contact page and tell us the page and what you were trying to do. See our accessibility statement.
