How this estimate works

Principal and interest use the standard formula for a fully amortizing fixed-rate loan. Property tax and insurance are your yearly amounts divided by 12, and HOA dues and lot rent are added as you enter them.

PMI is estimated only while the loan is more than 80% of the price, using the yearly rate you enter. Actual PMI depends on your credit, loan program and down payment, and FHA, VA and USDA loans use their own fees instead.

The starting interest rate is an example, not today's rate. Ask lenders for a Loan Estimate to compare real offers; the CFPB explains how to read one.
