These Terms of Use ("Terms") apply to your use of the Where2Ski website at where2ski.org (the "site"), operated by [Needs confirmation: legal entity name] ("Where2Ski," "we," "us"). By using the site, you agree to these Terms. If you don't agree, please don't use the site.

What the site is

Where2Ski is an independent website with two parts: a directory of places to ski in the United States, and a real estate search site that displays participating MyStateMLS listings that are authorized for internet display and that qualify under our published ski eligibility rules.

  • Where2Ski uses a .org domain, but it is not a nonprofit organization, government agency, trade association or governing body for skiing. It does not license, inspect, rate or certify ski areas and does not speak for any ski area, association or land manager.
  • The site shows a subset of the properties for sale. It has no exclusive listings and doesn't carry complete coverage from every local MLS.
  • Where2Ski is not the listing broker for the properties shown and is not a party to any transaction between you and a seller, landlord, agent or brokerage.
  • The site does not offer vacation or short-term bookings, does not sell lift tickets or passes, and does not accept rental applications.

The ski directory

Directory information is compiled from operators, land managers and official associations, and each entry shows its sources and when they were checked. It may be incomplete or out of date. Operating seasons, hours, terrain, lifts, trails, amenities, ticket and pass terms, and access rules are set by each operator and change, often by season. Confirm everything with the operator's official website before you rely on it.

A pass affiliation shown in the directory does not mean unlimited days, every lift or every date. Read the current official terms from the pass provider.

Listing information

  • Listing information, including prices, statuses, photos, descriptions and property details, is provided by MyStateMLS and participating brokerages. Each listing identifies the listing brokerage.
  • We display listing information as received. We do not guarantee that it is accurate, complete or current. Listings may change, go under contract or be withdrawn at any time.
  • The site does not show closed or sold prices.
  • Verify all information, including square footage, acreage, taxes, fees, association rules and utility or septic information, with the listing agent and through your own inspection and due diligence.
  • Listing photos and content may be protected by copyright owned by others. You may view them for personal use in connection with your home search. [Needs confirmation: data license display and use restrictions]

Ski information on listings

  • Distances are straight lines. Distances between a listing and a ski area are straight-line (geodesic) measurements from the listing's map coordinates to a mapped access point. They are not drive times or road distances. Map coordinates may be approximate.
  • Ski-access claims. Ski-in, ski-out, short walk and shuttle labels come from the listing's own public remarks unless marked as reviewed. A listing-reported claim has not been verified by Where2Ski.
  • No rights are created or implied. Being near a ski area, trail or lift does not give a property, or you, any trail, lift, pass, parking, locker, shuttle or membership right. Those depend on recorded documents, association rules and the policies of the ski area and land manager.
  • Not professional advice or a guarantee. Ski labels, distances and eligibility are not a survey, title examination, legal opinion or guarantee of access. Before relying on them, confirm with the listing agent, the association, a title company or real estate attorney, and the ski area.

Weather, conditions and safety

  • Forecasts and alerts shown on the site come from the National Weather Service for a mapped point, usually a ski area's base or entrance. They are not summit forecasts, snow reports, lift status or road reports, and they may be unavailable or out of date.
  • Today's operating status is shown only when it reaches us from an authorized source. "Not reported" does not mean open or closed.
  • The site does not provide avalanche forecasts or backcountry advice. Lack of an avalanche bulletin or a weather alert does not mean conditions are safe.
  • A map pin or location on the site is not navigation, a trail map or a means of calling for help. In an emergency, call 911 or contact ski patrol.
  • Skiing and snowboarding involve inherent risks. You are responsible for your own decisions, for following ski area rules and official instructions, and for seeking qualified instruction. See conditions, weather and official safety resources.

Not professional advice

Guides, calculators, checklists and other tools on the site are for general information only. They are not legal, financial, tax, lending, insurance, real estate or safety instruction. The mortgage calculator shows illustrations based on the inputs you provide and is not a loan offer. The ownership budget and trip planner add up figures you enter and do not provide quotes. Talk with licensed professionals before making decisions, and take lessons from qualified instructors.

Accounts

  • You can browse, save lists on your device, and contact listing agents without an account. You need an account to save lists across devices, save searches and receive email alerts.
  • You are responsible for keeping your password secure and for activity under your account.
  • Provide accurate information, including a valid email address.
  • You can delete your account at any time in your account settings.
  • We may suspend or close accounts that violate these Terms.

Contacting listing agents

When you use the contact form on a listing, the form shows who will receive your inquiry. Your contact details and message are sent to that listing's agent or brokerage, and you agree that they may contact you about your inquiry. Title, access-rights, association, insurance and permitting questions are for the agent and the appropriate professionals to answer. A tour request is a request, not a confirmed appointment. Directory submissions, corrections and claims

  • When you submit a place, suggest a correction or claim a ski area, you agree that the information you provide is accurate to the best of your knowledge and that we may use it to review and update the directory.
  • Everything submitted is reviewed. We decide what to publish, and we may decline or edit submissions.
  • You may claim a ski area only if you are authorized to represent it. We may ask for verification and may remove a claim at any time.
  • Submissions do not buy placement. No one can pay to be listed, ranked or described differently.

Email alerts

If you turn on alerts, we will email you about listings that match your saved searches. You can change or stop alerts at any time in your account settings or with the unsubscribe link in any alert.

Acceptable use

You agree not to:

  • Scrape, copy or download listing or directory data or content in bulk, or use automated tools to access the site, except as permitted by a published robots.txt file
  • Use the site to send spam or unsolicited messages to agents
  • Submit false or misleading information, including in contact forms, problem reports, directory submissions, corrections and claims
  • Claim a ski area you are not authorized to represent
  • Use the site in a way that violates fair housing or other laws
  • Interfere with the site's security or operation
  • Impersonate any person or misrepresent your affiliation

Maps

Maps use tiles from OpenFreeMap and data from OpenStreetMap contributors, used under their respective licenses and attribution requirements. Map locations are approximate and do not show property lines, ski area boundaries or trails.

Third-party links and content

The site links to other websites, such as ski area and land manager sites, government resources, virtual tours and brokerage sites. We do not control those sites and are not responsible for their content or practices.

Disclaimers

The site is provided "as is" and "as available." To the fullest extent permitted by law, we disclaim all warranties, express or implied, including warranties of accuracy, merchantability, fitness for a particular purpose and non-infringement.

Limitation of liability

To the fullest extent permitted by law, Where2Ski will not be liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of profits, data or opportunities, arising from your use of the site or reliance on any listing, directory, distance, ski-access, weather or conditions information. Changes

We may update these Terms. If we make material changes, we will update the effective date and, where appropriate, notify account holders by email. Continuing to use the site after changes means you accept the updated Terms.
