About this land

This turn-key 34 acre parcel has it all. Mostly wooded and the majority is high ground and then a ridge spans the length of the property dropping down to Deer Creek which runs through part of the property. The property is in the shape of a triangle. One side borders a year-round road (Norwich Rd), one side borders Forest Rd 690, and then the entire South line borders the Ottawa Forest giving you thousands of acres to hunt or explore. Snowmobile trail #12 passes at the front of the property. This property is located within 7 miles of the town of Ontonagon and the Lake Superior shoreline. Current owner purchased this property in 2017 and installed a 400' long gravel driveway with a circle drive at the cabin for the ease of bringing in trailers. The cabin is 15' x 22' total but extremely nice and comfortable for two people. Open porch has removable screen sections when bugs are bad. The exterior is all metal and is easy to maintain. Inside the cabin is knotty pine walls and ceiling, tiger striped bamboo composite flooring, built in bunk beds, nice woodstove, a pantry/closet cabinet, a hoosier cabinet base for kitchen supplies, and couch included. There is no water or electric but the cabin is wired for a generator. Also, there is an 8' x 12' shed with additional lean-to's, one serves as a bay for an atv, the other serves to store dry firewood. Also is an included 8 1/2' x 16' enclosed trailer with a ramp. This serves as a lockable garage to store an atv or snowmobile and additional room for storage. Just off of the porch is a firepit that leads to a small yard area. Behind that yard is a very nice trail that covers most of the length of the property. This trail was once the original road and was called Camp 9 Road many years ago. Near the end of the trail you will find a very nice newer bear hunting blind at the top of a ridge overlooking the bear baiting area. Great bear hunting here with many bears taken here over the years. Halfway down the trail is a secondary atv trail that leads down to the river bottom and to the bear baiting area. Also off of the main trail is a large 8 x 8 quality deer hunting blind. It offers shooting down the main trail and also towards a small food plot area which has a nice feeder on a pole. Trail cameras often get pictures of deer, bear, wolves, fisher, bobcat, coyotes, etc... Norwich Rd is paved but has light traffic, so this is a very quiet camp. The timber is nearing maturity for logging, mostly aspen with a variety of other species. Once you view this property in person you will see it has so much to offer!

Questions to ask before you buy

Good questions for any home near the slopes.

    1. How is the property reached in winter, and who plows the road and driveway?A short straight-line distance can still mean a long or seasonal drive. Private roads, gates and mountain passes all shape winter access.
    2. Is there documented ski access from the property (trail, easement, lift), and does it transfer to a buyer?Rights to cross neighboring land or use a lift come from recorded easements and agreements, so a ski-in or ski-out description is where the question starts.
    3. Are there association, resort or club fees, and what do they cover? Some ski-area communities charge fees that cover only certain amenities, so ask what lift tickets, passes and services are included.
    4. Are there rules on renting the home short-term or long-term?Local ordinances, association covenants and deed restrictions all set rental rules, and they differ from place to place.
    5. What do heating, snow removal, winterization and utilities cost over a season?Ownership costs in snow country often run higher than the mortgage estimate suggests.
    6. For land: is there legal year-round access, and what utilities, septic and building rules apply?Seasonal roads and steep lots can limit what can be built and when it can be reached.
