About this land

Most of the land that comes up around Ohiopyle is either too steep to use or too small to matter. This one is 82 acres, and the good part is on top. Bryner Road runs right to it, so there is no easement question and no landlocked discount. The tract climbs from roughly 2,190 feet to 2,402 feet, high Laurel Ridge country. What sets it apart from the rest of this mountain is what sits up there. Flat openings. Real ones, with a view out across the Fayette County mountains that you do not get from a wooded bench. That is where a cabin goes, or a house, and there is more than one place to put it. Nearly all of the balance is hardwood forest. The tract was timbered a few years back, and for a hunter that is not a drawback, it is the reason to buy it now. The regeneration coming back is thick browse and edge, the exact cover that grows deer and holds them. Two food plots are already established, so you are not starting from bare dirt. You can hunt this property the first fall you own it. A small run crosses the southwest corner down along the road. The building ground sits well above it. Then there is where it is. Ohiopyle State Park is right here, 20,500 acres of public land, the Youghiogheny River whitewater, and the Great Allegheny Passage running through it. Fallingwater is a short drive up the road. This is one of the most visited outdoor corridors in Pennsylvania, and 82 private acres inside it does not come open often. Buy it to hunt. Build on the openings and keep the rest in timber. Or hold it, because nobody is making more ground next to a state park.

Questions to ask before you buy

Good questions for any home near the slopes.

    1. How is the property reached in winter, and who plows the road and driveway?A short straight-line distance can still mean a long or seasonal drive. Private roads, gates and mountain passes all shape winter access.
    2. Is there documented ski access from the property (trail, easement, lift), and does it transfer to a buyer?Rights to cross neighboring land or use a lift come from recorded easements and agreements, so a ski-in or ski-out description is where the question starts.
    3. Are there association, resort or club fees, and what do they cover? Some ski-area communities charge fees that cover only certain amenities, so ask what lift tickets, passes and services are included.
    4. Are there rules on renting the home short-term or long-term?Local ordinances, association covenants and deed restrictions all set rental rules, and they differ from place to place.
    5. What do heating, snow removal, winterization and utilities cost over a season?Ownership costs in snow country often run higher than the mortgage estimate suggests.
    6. For land: is there legal year-round access, and what utilities, septic and building rules apply?Seasonal roads and steep lots can limit what can be built and when it can be reached.
